Can I sell a mobile home without the land?

Yes. In Arkansas a mobile home that still has a title is personal property and can be sold on its own, separate from the dirt it sits on.

This is one of the most common questions we get, usually from someone renting a lot, leasing land from a family member, or selling a home that sits on property they are keeping.

If the home still has a title

It transfers like a vehicle: the title signs over to the buyer at closing. The land stays with whoever owns it. The buyer either negotiates a new lot lease with the landowner or park, or moves the home.

If the home was retired onto the land

Some Arkansas homes have had the title surrendered so the home became part of the real property. In that case it transfers by deed, not title. To sell the home apart from the land, the title generally has to be reinstated first. We deal with this regularly and can tell you quickly which situation you are in.

If you are keeping the land

We buy the home only and handle removal or, when the land is being kept as a rental lot, work out lot terms with you in writing before closing so nothing is left ambiguous.
