Land included means the real estate carries part of the value. On a rented lot, lot rent and park approval limit what buyers will pay.
Condition
Roof, floors, plumbing, HVAC, and moisture. Damage does not stop a sale, it just moves the number.
Location
What comparable mobile homes actually sold for in your county, not statewide averages.
Occupancy
Vacant homes deteriorate quickly, and tenant-occupied homes come with a lease. Both affect value and timing.
