How we price mobile homes in Arkansas
Most buyers will not tell you how they got to their number. We will. Here is the exact math behind a cash offer, including our margin, so you can decide if it makes sense for you.
The six things that move your number
What the home resells for after we fix it
We start with what a comparable single-wide or double-wide actually sells for in that county once it is clean, safe, and financeable. Not asking prices, closed sales. In Central Arkansas that number is usually very different from what NADA prints.
Repair and cleanout cost
Roof, floors, subfloor rot, HVAC, plumbing leaks, skirting, and haul off. We use real contractor pricing, not guesses. A soft floor and a bad roof together can be $8,000 to $20,000 on a typical home.
Land or lot rent
A home on its own acre prices very differently than the same home on a rented lot. In a park we also factor lot rent while we hold it, park approval time, and whether the park allows resale or requires the home be moved.
Title and back taxes
Missing title, a lien that was never released, personal property taxes owed, or an heir who has to be located all cost time and money. We price that in rather than dropping the offer later.
Moving cost, if the home has to move
Transport, permits, blocking, and re-setup on a 1990s double-wide in Arkansas often runs $8,000 to $15,000. That is why an older home that must be moved sometimes prices near zero even when it looks fine inside.
Our margin and carrying costs
We are private investors, not a charity and not a broker. We keep a margin for the risk we take on, plus insurance, utilities, and taxes while we hold the home. We would rather show you that number than pretend it does not exist.
