Do I owe taxes when I sell my mobile home in Arkansas?

Personal property tax, not real estate tax

If the home has not been affixed and retired to the land, the county assesses it as personal property. You assess between January and the May deadline, and the collector bills those taxes in the fall of the following year. That timing lag is why sellers get a bill for a home they sold months earlier.

Back taxes do not block a sale

Owing a few years of personal property tax on a mobile home is common and it is fixable. The collector can give you a payoff figure, and the amount is usually far lower than the number in your head. In most of our purchases the payoff simply comes out of the proceeds at closing, so you do not write a check up front.

If the home is on your land

When the home has been affixed and taxed with the land as real property, the sale is a real estate closing and taxes are prorated at closing the way they are on any house.

Income tax on the sale

Most sellers of older mobile homes sell for less than they paid, so there is no gain to report. If you inherited the home, your basis generally resets to the value at the date of death, which often means little or no gain when you sell soon after. Rental homes have depreciation to account for. These are real tax questions with real dollars attached, so run them past a CPA or tax preparer rather than a website.
