Both. On a rented lot we contact the park or landowner, get the transfer requirements in writing, and confirm the lot rent balance. On owned land we check whether the home was ever retired onto the deed, because that changes how the sale is documented.
Do you buy homes that have to be moved off the property?
Sometimes. Whether a home can be moved depends on its age, frame and floor condition, road and driveway access, and what setup would cost on the other end. Some older homes are not worth transporting, and we will tell you that instead of making an offer we cannot honor.
