What paperwork do I need?

Usually the title (or deed if the home was retired onto land), a photo ID, a bill of sale, any lien release, and park transfer forms when the home is in a community.

Do not let missing documents stop you from calling. Half of what people think they need, they do not, and the rest can usually be reconstructed.

The usual list

Arkansas title in your name, or the recorded deed if the title was surrendered and the home became part of the real property. Photo ID for every person on the title. A signed bill of sale. A lien release if a loan was ever recorded. Current personal property tax receipts, which the county may require.

Add these for park homes

The lot lease, the park's transfer or application packet, and a statement of any lot rent balance.

Add these for inherited homes

A death certificate plus either letters testamentary from probate, a small estate affidavit, or an heirship affidavit, depending on the estate.
