What if I still owe money on the mobile home?

How an existing loan or lien on an Arkansas mobile home gets handled at closing, including homes worth less than the payoff.

A loan does not stop a sale. The lender is paid off at closing out of the purchase price, and you keep whatever is left.

Most sellers with a balance assume they have to pay it off before they can sell. You do not. The payoff is part of the closing.

How it works

We request a written payoff statement from your lender, and the amount is paid directly at closing so the lien is released and clear title passes to us. Anything above the payoff goes to you.

If you owe more than the home is worth

This happens, especially with high-interest chattel loans on older homes. Options include bringing the shortfall to closing, negotiating a short payoff with the lender, or, when the home is in a park, structuring the deal around the lot situation. We will tell you honestly if the numbers do not work.

Old liens that were never released

Sometimes a loan was paid off years ago but the lien still shows on the title. That is a paperwork fix, not a dead deal, and we help you chase down the release.
