What are mobile homes actually selling for in Arkansas?

How Arkansas mobile home prices really break down by age, size, land or park, and condition, plus why online value estimates miss badly on manufactured homes.

Price separates first by whether land is included, then by age and width, then by condition. Home-only sales in parks make up the bottom of the market, newer double-wides on owned acreage make up the top, and everything in between is priced case by case.

Sellers ask this expecting a per-square-foot number. Manufactured housing does not work that way in Arkansas. The same home can be worth several times more or less depending on the ground under it.

Land is the first fork in the road

A home on land you own carries land value and can often be financed as real property, which brings in a wider buyer pool. A home on a rented lot is personal property, and the buyer takes on lot rent and park approval, which pulls the price down regardless of how nice the home is inside.

Age and the HUD line

Post-1976 homes can be financed and insured. Pre-1976 homes cannot, in practice, which puts them in a cash-only lane. Within the post-1976 group, homes from the 1990s onward hold value noticeably better than 1980s homes, and post-2000 double-wides are the strongest segment of the used market.

Width and layout

Double-wides sell for meaningfully more than single-wides of the same age, both because of square footage and because they read as a house to buyers. Single-wides move fastest in the affordable-rental and first-home segments.

Condition items that move the number most

Roof integrity, soft floors, water damage and mold, functioning HVAC, working plumbing without leaks under the home, and whether it has been sitting vacant. A vacant home that has been closed up through an Arkansas summer usually has moisture problems the seller does not know about yet.

Why online estimators miss

There is no reliable public comp database for manufactured housing in Arkansas, and county records rarely capture home-only transfers. Automated estimates lean on site-built comps, which is why they can be off by a factor of two in either direction.

Getting a real number

The honest way to price a home is a specific offer on a specific home from someone who buys them here. Tell us the year, size, location, land or lot situation, and condition, and you will get a real number rather than a range.
